Soft Washing vs. Pressure Washing: The Real Difference and Why It Matters for Your Home

"Just pressure wash it" is the most common request we get, and it is often the wrong one. Soft washing and pressure washing are not two intensities of the same service. They are different processes, built on different physics and different chemistry, and using the wrong one on the wrong surface is how roofs lose their warranty, siding traps hidden moisture, and stucco gets pitted. Here is the actual difference, in plain terms, and how we decide which one your home needs.

What Is Pressure Washing?

Pressure washing (sometimes called power washing) cleans through raw mechanical force. A gas or electric pump pushes water out at somewhere between 1,500 and 4,000+ PSI, and that concentrated stream physically blasts dirt, grime, oil, and stains off a surface. There is no chemical doing the work, it is water pressure alone. That makes it excellent for hard, non-porous surfaces that can take the impact, and a poor fit for anything softer.

What Is Soft Washing?

Soft washing flips the formula. Instead of relying on force, it uses a low-pressure application, typically well under 500 PSI, of a specialized cleaning solution built around a diluted sodium hypochlorite base and a surfactant. The surfactant lets the solution cling to a vertical or textured surface instead of running straight off, giving it dwell time to break down algae, mold, and mildew at the root. The rinse that follows is still low pressure. The cleaning happens chemically, not mechanically.

The Technical Difference: PSI, GPM, and Nozzle Physics

PSI (pounds per square inch) measures pressure at the pump, but it is not the whole story. GPM (gallons per minute) measures flow, and the nozzle tip determines how that flow and pressure get concentrated at the surface. A narrow 0 to 15 degree tip forces the same volume of water through a small opening, concentrating the force into a tight, high-impact stream, which is exactly what you want on a stained concrete driveway and exactly what you do not want on painted trim. A wide 25 to 40 degree fan tip, or a true soft-wash tip, spreads that same water volume across a much larger area, which drops the effective pressure at any single point on the surface, even though the pump itself has not changed output.

Why this matters: the industry standard for asphalt shingle roofs, set by the Asphalt Roofing Manufacturers Association (ARMA), draws the line at 100 PSI at the nozzle. Above that, high-pressure water strips the protective granules off shingles, and most major manufacturers reference ARMA's guidelines directly in their warranty terms. That single number is the difference between a roof that stays under warranty and one that does not.

The Chemistry Behind Soft Washing

Algae, mold, and mildew are living organisms with root structures anchored into the surface they are growing on. Blasting them with high-pressure water can knock the visible growth loose, but it leaves the roots intact, which is why a pressure-washed surface often looks streaky and gray again within six to twelve months. Soft washing's sodium hypochlorite solution kills the organism at the root the first time, which is why a properly soft-washed surface typically stays clean for two to five years instead of one season. It is also why soft washing uses a fraction of the water: roughly 1 to 2 GPM with dwell time, versus 3 to 5 GPM of sustained rinsing for pressure washing.

This is the part most homeowners actually want to know. As a general rule, soft surfaces and coated surfaces get soft washed, and hard, sealed surfaces get pressure washed.

Vinyl siding: high-pressure water can force its way behind the panels, trapping moisture in the wall cavity and creating conditions for mold you cannot see, growing where you cannot reach it
Asphalt shingles: pressure above ARMA's 100 PSI threshold strips the granules that protect the shingle mat, shortening roof life and voiding manufacturer warranties
Stucco: high pressure cracks, pits, or strips the finish coat, damage that shows up permanently in the texture, not just the color
Painted wood: mechanical force strips the paint and damages the wood fibers underneath, turning a cleaning job into a repainting job
