Homes in shadier, tree-heavy neighborhoods or homes with north-facing walls that stay damp longer often need it every 8-10 months because algae and black mold return faster in low-sun, high-moisture spots.

You don't need to be home as long as we have access to an exterior water spigot and, ideally, advance notice to move vehicles, patio furniture, and close windows.
Roof Soft Washing
Standard high-pressure washing should never be used on an asphalt shingle roof — it strips the protective granules and can shorten the roof's lifespan or void your shingle manufacturer's warranty. Roof cleaning should always be done as a soft wash: low pressure plus an algaecide/biocide solution that kills the black streaks (caused by a bacteria called Gloeocapsa magma, extremely common on PA roofs) without dislodging granules.
Yes, when done by a trained technician. Soft washing uses low pressure, so it won't crack seals or dislodge solar panel mounting hardware the way high-pressure washing can. Skylights and satellite dishes are simply worked around or lightly rinsed rather than blasted. If you have solar panels, mention it when booking — some panel warranties specify cleaning requirements.
Gutter Cleaning
Because much of Bucks County sits under mature oak, maple, and pine tree canopy, most homes need gutters cleaned twice a year — once in late spring after seed pods drop, and once in late fall after leaf drop. Homes with heavy pine coverage may need a mid-summer check too, since pine needles clog downspouts faster than leaves.
Warning signs include water spilling over the gutter edge during rain, visible plant growth or moss in the gutter, sagging or pulling-away gutter sections, water stains on siding below the gutter line, and standing water or mosquito activity near downspout exits. It depends on your tree coverage. For most Bucks County homes with moderate shade, twice-yearly cleaning is enough and more affordable long-term than guards. Homes under heavy pine or maple canopy, steep roof pitches, or homes the owner can't easily monitor benefit more from guards — though guards reduce maintenance rather than eliminate it, since fine debris and pollen can still build up underneath over time.
